Reactive and Minor Works Manager
Reactive and Minor Works Manager required to join a leading South West Facilities company to lead the Reactive and Minor Works Team, resourcing and overseeing the delivery of repairs either through the Direct Delivery Teams or through supply chain partners. Girling Jones require a Reactive and Minor Works Manager to manage the operational and commercial performance of the Team whilst delivering financial return to the business, meeting response times and achieving contracted KPI's. Your New Position Reporting to the Operations Director, as Reactive and Minor Works Manager you will guide the Team improving quality output and performance whilst meeting all legislative, regulatory and Health and Safety requirements. - Ensure that all and any works are carried out to the correct standard and within timescale and meet or exceed financial targets. - To work closely with clients and client customers ensuring customer satisfaction whilst promoting the service and seeking to engage new works for the business. - Ensure work programmes are allocated to operatives or Supply Chain Partners and ensure works are completed in a timely and cost effective - To maximise the utilisation and output of the Direct Delivery Team and to only utilise Supply Partners when resource volumes require additional assistance or specialist skills. - Effectively manage the team and contractors within your remit and control and monitor performance. - Ensure the implementation of all policies and procedures with regard to Health and Safety - Ensure that Work in Progress (WiP) is monitored on a daily basis to ensure that WiP levels are kept within the required levels - Ensure that all information relating to jobs are recorded on CAFM System and up dated where necessary - Scrutinise and sign off all time sheets, and approve sub-contract invoices submitted prior to payment. - To ensure sufficient post completion inspections are carried out for works undertaken by the Direct Delivery Team and Supply Partners. - To determine the appropriate levels of labour, materials and plant required to undertake each task in the most efficient and economic manner and meet agreed profit targets. - To work closely with the helpdesk to ensure efficiency and maximum productivity is achieved in accordance with wider works plans and in the best interests for the company. - To ensure that all workers and sub-contractors are suitably trained, competent and certificated in line with CDM Regulations. - To ensure that work is completed in full accordance with current regulation, to client requirements and meeting principal contract specifications. - To be responsible for your own continuing self-development, undertaking training as required. What you'll need to succeed - Proven experience within a similar role - Excellent planning and organisational ability with an analytical, financial and numerate approach - Demonstrable experience in subcontractor management essential - Line management experience with a high level of motivation, energy, drive and enthusiasm - Excellent knowledge and application of H&S and Environmental matters - Detailed understanding of relevant regulations, legislation and standards - Decision making in a timely manner based on facts and sound rationale - Highly literate and experienced with IT - Expert at interacting with clients and stakeholders at a senior level - Excellent level of interpersonal and people management skills and attributes Qualifications - HND/HNC or equivalent within an engineering discipline - NEBOSH and/or IOSH - Membership of a relevant professional institution (e.g. BIFM) - L8 Legionella Awareness or equivalent - Asbestos Awareness What you'll get in return In return a market leading salary plus package The next step?
